Aesthetic and legal preconditions
The contribution to property value is strongly related to appearance and legality. A dormer that conflicts with the aesthetic review (welstand) memorandum or does not fit within the original architecture might actually be perceived as a drawback. Missing planning permission can also be a point of concern when selling.
