Opbouw van een dakkapel

The assembly of a dormer follows a fixed construction sequence: first modifying the existing roof structure, then placing the load-bearing structure, then closing, insulating, and finishing. Each step has its own structural focus points.

1. Preparation

The roof tiles and the counter-batten and batten framework at the location of the dormer are removed, as is the part of the roof boarding that must give way. The severed rafters or purlins are braced by a trimmer construction.

2. Sleeper beams and trimmer

Two longitudinal timbers — the sleeper beams — are laid onto the existing purlins or rafters. The dormer structure rests on these. The sleeper beams distribute the dormer's load in such a way that no single rafter or purlin is overburdened.

3. Shell (casco)

The front facade, side cheeks, and roof are built up as a wooden skeleton. This can be built on-site or installed all at once as a prefab element.

4. Insulation and sealing

The cavities between the studs are fully filled with insulation. On the inside, a vapor barrier foil is applied airtight; on the outside, a vapor-permeable foil acts as a water barrier.

5. Cladding and roofing

The exterior is fitted with cladding, the small roof receives waterproof roofing, and the connection to the tiled roof is finished with lead flashing or a similar material. Finally, the inside gets its finishing trim and the window frame is glazed.
