Dakkapel en extra woonruimte
A dormer often transforms an unusable loft into a fully-fledged living space. Structurally, this happens because the dormer provides more floor area with sufficient headroom and a normal window with daylight.

A loft only counts as a habitable space when it meets requirements concerning headroom, daylight, ventilation, and escape routes. A dormer helps on multiple of these fronts simultaneously: more headroom over a larger floor area, an upright window with purge ventilation, and an outside view.
Effect on living area
In the Measurement Instruction for Usable Area (used for NEN 2580, among others), floor area with a height under 1,5 m does not count. With a dormer, the 1,5 m line shifts outward, which frequently increases the registered usable area of the home.
Furnishing
Because of the vertical wall of the dormer, furniture — such as a desk, bed, or cabinet — can be placed directly against the facade. In a loft without a dormer, this furniture line often disappears under a slanted roof plane.
