Mold develops on cold, damp surfaces in stagnant air. In lofts, the corners near knee walls, behind furniture, and at thermal bridges are the most vulnerable spots.

- Sufficient moisture on the surface (often above 80% relative humidity).
- Sufficiently long duration of this wet condition.
- A substrate on which mold can grow (virtually any organic substrate).
Fighting visible mold without addressing the underlying building physics cause provides a temporary solution. Only when the surface becomes warmer and the air drier will the problem stay away.
