Ten basic points

  1. A dormer is an extension in a pitched roof plane.
  2. Purpose: more headroom, daylight, and usable space.
  3. Consists of a front facade, two side walls, and a flat roof.
  4. Insulation and airtightness must be continuous all around.
  5. Connection to the tiled roof with lead flashing and connecting roof tiles.
  6. Permit regime depends on the roof plane and location.
  7. Aesthetic review (welstand) assesses the appearance on the front and side roof planes.
