- A dormer is an extension in a pitched roof plane.
- Purpose: more headroom, daylight, and usable space.
- Consists of a front facade, two side walls, and a flat roof.
- Insulation and airtightness must be continuous all around.
- Connection to the tiled roof with lead flashing and connecting roof tiles.
- Permit regime depends on the roof plane and location.
- Aesthetic review (welstand) assesses the appearance on the front and side roof planes.
- Structural: the existing roof often bears the load via a trimmer construction.
- Commonly used cladding: Keralit, Trespa, zinc, or wood.
- Maintenance: annual inspection of lead flashing and rainwater discharge.
